A representative of Property Services of Atlanta, Inc. will go to your property and perform a move out inspection. Depending on the circumstances the tenant may or may not be present for this inspection. Your home is inspected visually and the present condition of the home is compared to the move in report stating the conditions of the property at the time the tenant moved in. A representative will then prepare an estimated cost to put your property back into move in condition, please remember this is only an estimate. Our accounting department will prepare a Statement of Security Deposit report for the tenant outlining the charges they will be responsible for and you will receive an email copy of it as well. Our maintenance division will call you to review the report and answer any questions you may have. They will also discuss what will be necessary to get your property rented again and aquire funds.
Please keep in mind that we cannot begin to work on your property without the funds should the former tenants security deposit not be enough to cover the items on the Statement of Security Deposit report. It is advised that we retain the last months rent to make sure that there are enough funds to start the turn on your property; if you wish to do this please contact our Maintenance or Accounting department soon. Typically we add an additional $500.00 to the amount requested to form a "Reserve" on your property for additional expenses that are not the former tenants responsibility. But please remember depending on your property it may be significantly more or less than $500.00. Listed below are items to consider when submitting reserve funds:
- Advertising- $30-$200 a month depending on advertising methods selected.
- Eviction/Legal Fees- If the tenant was evicted, the bills for evicting them may still be outstanding.
- Utilities- You can expect an average of $75.00-$100.00 for utility bills, please remember this is only an estimate, utility rates have a wide range.
- Utility Security Deposits - Depending on the utility there may not be a security deposit or in some counties it could be as high as $455.00. Maintenance can let you know if your particular county is likely to charge a deposit.
- Minimum Management Fees - $50.00 per month. Please remember that the minimum fee does apply whether you have a tenant or not.
- Non Tenant Repair Amounts - Please remember that there may be items needing repair that the tenant is not responsible for, an example would be if the house needs painting or a worn out dish washer replaced. Maintenance will advise you of these amounts when discussing the tenant responsible charges.
After the work has been completed on your house, if the tenant owes a balance over their security deposit amount and they make no attempts at paying that amount, we will turn them over to collections in order to recoup some of those funds for you. Please remember that they are going to charge a hefty percentage (typically 50%) in order to do this. Please note, all the amounts on the Statement of Security Deposit report are estimates only, a person cannot be turned over for collections if the work was not performed and they will only be turned over for actual charges. For example, say the tenant had a charge on the report for replacing two rooms of carpet due to stains, but you elect not to replace them and rent it as is. We must remove that charge from the move out report because the work was not actually performed.
