Evicting tenants is not something any property owner wants to do… It is costly to the property owner and is can be financially draining to not have that income as well as the additional expenses of eviction proceedings. An Eviction Protections Program is probably one of the best programs a property manager can offer. You can enroll into the program with an annual or monthly fee. That money is basically a pool with other participating owners to protect you in the event a tenant in your home fails to pay their rent. In the program you do not have to incur the legal expenses associated with an eviction filing, those expenses are paid from that pool. It not only protects you from the additional filing expenses, it takes the emotion of filing an eviction out of the equation as the process is started as soon as the tenant is delinquent with the proper notifications and eventual filing.
It is critical that owners stick to proven methods on tenants who fail to pay, however sometimes owners get caught up in the emotion or concern of additional costs associated with an eviction. Our methods keep a strict outline with tenants should they fail to pay their rent in a timely manner. Our policy for tenants is that rent is due on the 1st of the month. If they do not pay by the 3rd of the month they are notified of their delinquency as well as a late fee assessment. If they still have not paid by the 10th of the month then we send an additional notification advising them that eviction proceedings will be started on the 15th of the month. If the tenant still hasn’t paid by the 15th we will let you know and start the dispossessory filing with the appropriate jurisdiction noting that you are a participant in the eviction protection program and you will not be billed for this filing if enrolled.

Full-Service Property Management
If you choose to rent your property through us, we will utilize our experience and professional staff to provide you with the best possible competitive service. Your property manager will evaluate, monitor and closely oversee the preparation of your property by working with maintenance crews, vendors and of course, you.
Our capable Screening Staff diligently works to thoroughly screen prospective tenants for your property. We run a complete credit check, a criminal background check, income verification, and validation of rental history. We believe a complete background check is crucial in identifying the best tenant(s) for your property. As a professional management company, our enhanced screening process reveals more details than a standard screening process. When the screening is complete, we will provide you with an applicant profile summary for your final approval.
