After your home is rented Property Services of Atlanta will work diligently each month to ensure your tenant rental payments are monitored and you are informed each step of the way. While most tenants do pay their rents on time, as you know, sometimes there are those that do not. We have numerous procedures in place throughout the month that monitor and inform you of what is going on with the tenant. The various staff members assigned to monitor your property are available any time to assist you with any questions you may have regarding rental payments.
On the first day of each month we send them a notification that their rental charge has been posted and is ready for them to pay. They will get a daily reminder the first two days if they have not paid their rent and that a late fee is imminent. If they do not pay on the third day of the month then a late notification is emailed and mailed to them advising them of their delinquency. Also, on the 3rd day we start calling the tenants who have not responded to inquire when their rental payment will be received. On the 10th of the month we send them a notification that they are still delinquent, the letter is also a demand for payment letter advising them that a dispossessory action will be filed on the 15th of the month. If they still have not paid by the 15th of the month we will start a dispossessory action against them with the local courts that has jurisdiction over your property. From this filing the courts will continue to the process to eviction or the tenant pays the amount due to stay in the home.
This process is something that we are experienced and will guide you through the process. Often, owners can get caught up in the emotion of the delinquency process and eviction proceedings, but we do ask that all owners follow our procedure because they are known to work and correct irresponsible actions on the tenant’s part. We find often that if tenants know that we hold firm to these procedures they correct these actions and realize that paying their rent is a priority.

Full-Service Property Management
If you choose to rent your property through us, we will utilize our experience and professional staff to provide you with the best possible competitive service. Our Property Managers will involve you in every step along the way and are knowledgeable about the particular area where your property is located. Your property manager will evaluate, monitor and closely oversee the preparation of your property by working with maintenance crews, vendors and of course, you.
Our capable Screening Staff diligently works to thoroughly screen prospective tenants for your property. We run a complete credit check, a criminal background check, income verification, and validation of rental history. We believe a complete background check is crucial in identifying the best tenant(s) for your property. As a professional management company, our enhanced screening process reveals more details than a standard screening process. This level of detail is vital in helping you make an informed choice for the right tenant. When the screening is complete, we will provide you with an applicant profile summary for your final approval.
