As you know, as any home ages, repairs and maintenance are needed to keep the investment in excellent shape and prevent more costly repairs in the future. Property Services has established a large team that is ready and able to protect your investment if an area of concern is noted. When an item is reported, we will consult with you to advise you of the issue and the various options available to you for repair or resolution. On occasion we will simply report that it is a non-critical issue and something that will likely need to be addressed in the future. Other times we will advise that it is a critical issue and must be addressed within a certain time frame to protect you and your investment. It is critical that owners stay in communication with us on these issues so that we can work as a team to resolve the issue quickly and efficiently.
Property Services Of Atlanta Inc has many options available to you regarding maintenance of your rental. We have an in-house maintenance company, Pinpoint Maintenance Services, that can provide quotations for any type of work needed such as general handyman work, painting, cleaning, appliance installation, etc. We also have a complete network of licensed and insured vendors for specific maintenance items that require a specialized license in our state such as HVAC repairs, larger plumbing repairs such as hot water heater replacements, etc. and electrical vendors. You should always make sure that anyone you have working on your home has a state license (if required) and is insured to protect yourself and your investment. By using our vendors, you will ensure that this requirement is met with each person sent to your home. In addition, by using our vendors, we will keep a maintenance history on your home and provide you with a year end statement summarizing the income and expenses to make your year-end tax preparation much easier!
We also offer property reviews on the home each year (more frequently if requested) that give you a very detailed report on any items that may need attention within the home. It will give you a general idea of how the tenant is caring for the home, if there is any routine maintenance that is needed to keep your investment protected and will help you foresee items that are starting to wear and will need repair or replacement in the near future. The report goes room by room advising of the general condition as well as special notations of any special needs in that area. The report also includes photos, when possible, of the areas of concern so that you can evaluate yourself how serious the listed item is in need of attention.
